PRE-DESIGN

We begin by gaining an understanding of your family dynamics, lifestyle, habits, and budget. We learn how you live and what your specific space requirements are, as well as your essential needs, desired features, and future aspirations for your home. We use this information to create a personalized plan that takes into account your current and future needs to ensure that your home will be functional, efficient, and most importantly, tailored to your unique lifestyle.

DESIGN - PHASE I

After understanding your vision and dreams, we formalize them by creating a detailed set of construction documents. We design the structure, features, and add color, details, and finishes to bring your home to life. This is one of the most exciting parts of the process, using 3D technology to create an immersive experience where you can walk and fly around the virtual home, this allows us to see the scale and size of each room in the home. 3D walkthroughs are an essential tool for understanding the size and scale of each room and the overall flow of the home, which is one of the biggest challenges when designing a custom home. This step is also helpful for envisioning and making any final adjustments to the design before construction begins.

BID - PHASE II

During the bid phase, we actively submit the construction drawings and specifications to all sub-contractors on our team, we gather the bids and evaluate them by verifying and accounting for all factors in price and scope. We then formalize a hard cost for you, and provide a transparent breakdown of all costs and expenses. I generally use a fixed price contract with allowances and a percentage contingency, to ensure that you have a clear understanding of the final cost of your project. If the price and terms are agreeable, we can proceed to phase III, where we begin the actual construction of your dream home.

BUILD - PHASE III

During this phase, all of the hard work and planning comes to fruition as construction begins. Each subcontractor brings their unique set of knowledge and skillsets to the project, and I actively work to ensure there is excellent communication amongst our team. I am present on the construction site daily to keep the project on schedule and handle any questions or concerns from the subcontractors. I closely monitor the quality and accuracy of all work being performed, paying close attention to all the details to ensure they are captured and completed to the highest standards. Regular site meetings are scheduled with you, and these walkthroughs are an important opportunity to set expectations and coordinate the positioning of various materials. I truly enjoy this part of the process, as it’s where the dream home comes to life.

POST-BUILD

The day has arrived where we handover the keys to your new home! But our work doesn’t end here. I will personally walk you through the home, introducing you to the various appliances and gadgets, and providing education on their functions and maintenance. I will also work with suppliers and subcontractors to ensure you understand every aspect of your new home. To give you peace of mind, I offer a 2-year warranty on workmanship for all of the projects I build. This ensures that any issues that may arise during this period will be taken care of, giving you the confidence to enjoy your new home to the fullest.
